You call or book online, and we give you an arrival window rather than a vague half-day promise. The tech walks the rooms with you first. He checks the fiber and the backing, looks at the spots you care about, and tells you what he sees. Then you get a firm quote before anything is unloaded. Estimates are free. The number doesn't move once work starts unless you add rooms or stairs and agree to it. What changes the price is square footage, how many stairs, whether we're treating pet urine down into the pad, and whether rugs need to be handled separately from wall-to-wall. If a stain won't come out, we say so at the walkthrough. Dye loss from bleach, old set-in pet stains that have wicked into the backing, and rust are usually permanent. We'd rather tell you that up front.

Carpet load here is different from cold climates. There's no freeze, no basements, minimal snow grit or road salt. What we pull out instead is fine dry silt and decomposed-granite dust in the dry season, beach sand near the shoreline, Santa Ana wind dust, and spring pollen from oak, sycamore, olive and grass. The marine layer keeps coastal air humid overnight, so homes within a couple miles of the water dry slowly in the morning and hold musty odor in closets, under furniture and in wool rugs. That's why we bring air movers on every job and set them before we leave. Most of our calls in the Palisades are bedroom and stair carpet in newer builds where the rest of the house is hard surface, wall-to-wall over slab in 1950s and 60s ranch homes, builder-grade cut pile and Berber in 1970s and 80s condos, and area rugs over hardwood in the older bungalows and duplexes. Turnover cleaning for rentals is steady. So is pet work. Off-leash beach and canyon trail use puts sand and dander into bedroom carpet constantly, and dander plus overnight humidity is what makes a room smell even when it looks clean.

The crew works off a truck-mounted unit, so heat and vacuum stay at the truck and we're not filling a portable in your kitchen sink. Standard job is a dry vacuum pass, a pre-spray matched to the fiber, mechanical agitation with a brush or rotary tool to break the soil off the yarn, dwell time, then hot water extraction with slow overlapping passes and a dry stroke behind each one. That's steam carpet cleaning, and it's the right method for nylon and most synthetic cut pile, for pet work, and for anything ground in. Low-moisture cleaning is the better call for wool, for delicate rugs, for a rental that has to be walked on the same afternoon, and for coastal units where drying is slow. We work on Shaw, Mohawk, Karastan, Stainmaster, Anderson Tuftex and Masland, and we adjust chemistry and heat to the fiber rather than running one process on everything. When the problem is structural rather than soil (seams separating, pet-chewed edges, delamination, a burn or a permanent stain in one spot), carpet repair is the honest answer. We'll tell you whether a patch or a re-stretch makes more sense than cleaning it again.
